WINTER WEATHER ADVISORY!!!!!

**BEFORE THE COLD SETS IN**

1.  Make sure your power is on, your bill is paid and current.
2. If your heat is not working, check the thermostat batteries (if applicable) and make sure you have a clean furnace filter. If these do not get it going, please put in your work order request immediately on the resident portal.
3. locate and test your main water shut-off valve.
4. Drain outdoor hoses and irrigation systems.
5. Eliminate drafts around pipes 

**WHEN TEMPERATURES STAY BELOW FREEZING**

1. Keep an eye on areas where pipes are most vulnerable, such as basements, garages, crawl spaces and exterior walls.
2. Open cabinet or vanity doors slightly ajar to let warmer air circulate.
3. Allow a small trickle of water to run to help maintain steady water flow.

**OH NO!!!!! MY PIPE IS FROZEN NOW WHAT??** 

1. Turn off your main water valve and warm the area around the pipe safely, never with an open flame or an unattended heater.
2. Once pipes are thawed, slowly turn the water back on.  Log on to the Resident Portal and submit a maintenance request so that we can have staff check for leaks and assess any damage.

AVISO DE TIEMPO INVERNAL!!!!

**ANTES DE QUE LLEGUE EL FRÍO**

Asegúrate de que tienes la luz encendida, la factura pagada y al día.
Si la calefacción no funciona, revisa las baterías del termostato (si procede) y asegúrate de que el filtro de la caldera esté limpio. Si no funcionan, por favor introduce tu solicitud de orden de trabajo inmediatamente en el portal de residentes.
Localice y prueba la válvula principal de cierre de agua.
Drena las mangueras exteriores y los sistemas de riego.
Elimina las corrientes de aire alrededor de las tuberías

**CUANDO LAS TEMPERATURAS SE MANTIENEN POR DEBAJO DE CERO**

Vigila las zonas donde las tuberías son más vulnerables, como sótanos, garajes, espacios de acceso y paredes exteriores.
Abre las puertas de los armarios o del tocador ligeramente entreabiertas para que circule el aire más cálido.
Deja que un pequeño hilo de agua corra para ayudar a mantener un flujo constante.

**¡¡¡¡¡NO!!!!! ¿AHORA MI TUBERÍA ESTÁ CONGELADA? **

Cierra la válvula principal de agua y calienta la zona alrededor de la tubería de forma segura, nunca con una llama abierta ni un calentador desatendido.
Una vez descongeladas las tuberías, vuelve a abrir el agua poco a poco.  Accede al Portal de Residentes y envía una solicitud de mantenimiento para que el personal pueda comprobar si hay fugas y evaluar cualquier daño.
